Some owners have reservations regarding the tenant cooking non-veg food and it may be a dampener for tenants who eat non-veg food on a regular basis.

There should be a clause in the contract wherein a month’s advance needs to taken from the tenant before letting the property. Many owners across Chennai demand huge amount as deposit for their safety and such a condition can prevent the tenants from renting a flat.

There should also be a clause in the contract which mentions that no tenant should be allowed to stay more than two years in the rented place, and if in case he or she wants’ to extend their stay, a police verification certificate needs to be produced along with supporting documents.

Every owner needs to inform the police about the tenant’s background and his whereabouts at the time of letting the property for rent. Doing so would be beneficial for both the owner and the tenant and would provide safety against rogue tenants.
